After four en bloc sale attempts, the site of the former City Towers condo, where the future Perfect Ten sits on, was finally sold to Japura Development, which submitted the winning bid of $401.9 million out of six other bidders.
The total Gross Floor Area of 219,516 sq ft works out to a development land cost of $1,847 psf ppr. The sale price was 13% above the owner’s reserve price of $355 million ($1,633 psf ppr) and included a development fee of $350.4 million.
The owner of each residential unit in City Towers can expect to receive between S$2.78 million and S$11.5 million from the en bloc sale, depending on the size of their property.
The estimated projected average selling price of a Perfect Ten unit is $3,096 psf, which is a little higher than that of nearby freehold condos such as Sloane Residences, Pullman Residences Newton, The Hyde @ Balmoral, with average sell prices ranging from $2,750 psf to $2,872 psf.
